  5. Full knowledge of all 1st time buyer programs.

  6. I sell HUD and VA foreclosures.

  7. I represent buyers that want to work with tract builders. (ex. Westminster, Fortis, Arappco, Portrait Homes)

  8. If you are wanting to build from scratch, I can have your home custom designed and built.

  9. I find land for you to build your new home.

  10. I work with "For Sale by Owners", but only represent you and the seller pays the commissions.

  11. When you find the home you want to make an offer on, I do a computer search of what the market is doing in that area. This way you don't pay too much for the home.

  12. I calculate the approximate costs involved in buying this home.

  13. Once your offer has been accepted, I will handle all the details with the lender, inspectors, appraiser, surveyor and attorneys.

  14. I go to closing with you.

Sellers

  1. Custom market analysis of your home, showing what has closed and what is active in your market.

  2. A walk through of your home, detailing what buyers, inspectors, and appraisers will have to say about your home.

  3. A complete list of all the costs involved to sell your home.

  4. A detailed marketing plan to get your home sold quickly and for the highest price.

  5. Some of my marketing avenues: MLS System, Realtors Book, The Real Estate Book, multiple web sites, and direct mail programs.

  6. I have the buyer pre-qualified and their credit checked.

  7. I go over each offer in detail, describing the good, bad, and what you will net on the offer.

  8. Once your offer has been accepted, I handle all the details with the lender, inspectors, appraiser, surveyor and attorneys.

  9. I go to closing with you.

  10. When you get paid, then I get paid. There are no upfront fees.
